Buying a Home Near JBLM

How to choose a community, plan your timeline, and buy with confidence when you're stationed at Joint Base Lewis-McChord.

By David Wahlers · 6 min read

Joint Base Lewis-McChord is surrounded by communities with very different personalities — from Lakewood and DuPont right at the fence line, to Spanaway near McChord Field, to Yelm, Lacey, and Olympia to the south. The right choice depends less on the map and more on how you live.

Start with your daily route, not just the distance

JBLM is large, and the gate you use and the area of post you report to change your commute dramatically. Before choosing a neighborhood, identify where you'll work and test the drive at the times you'll actually be on the road.

Match the community to your priorities

  • Shortest trip to post: Lakewood, DuPont, Spanaway, and parts of Tacoma's South End
  • More yard space and acreage: Spanaway, Graham, Yelm
  • Planned communities and trails: DuPont and parts of Lacey
  • City amenities and character: Tacoma and Olympia

Decide early: buy or rent?

Buying can make sense if you expect to stay several years or plan to keep the home as a rental after your next PCS. A short assignment, uncertain orders, or a tight timeline may point toward renting first. A candid conversation about your plans — not just today's market — helps you decide.

Get pre-approved before you arrive

A pre-approval from a lender experienced with VA loans tells you what you can afford and makes your offer competitive. If you plan to use your VA benefit, request your Certificate of Eligibility early.

Buying remotely is realistic

Many military buyers purchase before they arrive using live video tours, digital signatures, and a trusted local agent and inspector. The key is clear communication and a plan for every deadline.
