Preparing for a PCS Move

A practical checklist for military families buying or selling a home around a Permanent Change of Station.

By David Wahlers · 5 min read

PCS moves come with tight timelines. Planning your housing decision early gives you more options and less stress.

As soon as you have orders

  • Decide whether you'll buy, rent, or live on post at your next duty station
  • Talk with a VA-experienced lender about pre-approval
  • If you own a home now, decide whether to sell or rent it out
  • Review official PCS resources from Military OneSource and your installation

If you're selling before you leave

  • Get a pricing consultation early — timing your listing around your move date matters
  • Plan for showings while you're packing out
  • Ask about closing remotely if you'll have already departed

If you're buying at your new location

  • Use video tours to narrow choices
  • Line up inspections and appraisal timing around report dates
  • Plan for temporary lodging if closing and arrival don't align
