What to Expect During a Home Inspection

What inspectors check, which add-on inspections to consider in the South Sound, and how to respond to findings.

By David Wahlers · 5 min read

A general home inspection evaluates the visible condition of a home's major systems — roof, structure, foundation, plumbing, electrical, heating, and more. Washington home inspectors are licensed by the state.

Add-on inspections worth considering

  • Sewer scope (especially on older homes)
  • Septic inspection and well water testing on rural properties
  • Pest and wood-destroying-organism inspection
  • Roof or structural specialists when flagged

Responding to findings

Focus on safety issues and big-ticket items rather than cosmetic details. Options include asking for repairs, a price adjustment, a credit, or — if allowed by your contract — walking away.
